Welcome to Territory Real Estate. We want your tenancy to be as smooth and enjoyable as possible. Please take a moment to read through the information below — it covers everything you need to know about living in your rental property and contacting us when you need assistance.
Paying Your Rent
Rent must be paid on time as per your tenancy agreement. If you anticipate difficulty paying rent, please contact our office immediately — do not wait until it becomes overdue.
We accept rent payments via the following methods:
Direct Debit
Set up automatic rent payments through your bank. Contact us for our trust account details.
Internet Banking
Transfer funds directly to our trust account using the reference provided in your lease agreement.
Bank Deposit
Over-the-counter deposits can be made at any branch. Always include your name and property address as reference.
Setting Up Your Utilities
You are responsible for connecting your own utilities. Please contact the relevant provider as soon as possible after moving in.
Gas
Elgas
Contact your gas supplier directly. Details on your lease or bottle label.
Contents Insurance
Important: The landlord's insurance does NOT cover your personal belongings. We strongly recommend you arrange your own contents insurance before moving in.
Contents insurance typically covers:
- Furniture, electrical appliances, and personal items
- Damage caused by fire, storm, flood, or theft
- Accidental damage to your own belongings
- Temporary accommodation if the property becomes uninhabitable
- Liability protection if someone is injured in the home
Repairs & Maintenance
When you need a repair carried out at your property, please follow these steps to ensure it's handled promptly:
Submit a Request
Lodge your maintenance request online using our Maintenance Request form, or contact the office by phone or email.
We Coordinate
We'll arrange a suitable time with you and organise one of our trusted tradespeople to carry out the repair.
Work Completed
Once complete, we'll follow up to ensure you're satisfied with the outcome. Please notify us if any issues remain.
Rent Arrears
If you're having difficulty paying your rent, please contact our office immediately. We understand that circumstances can change — the sooner you talk to us, the sooner we can help find a solution.
Rent is monitored daily and arrears are actioned promptly in accordance with the Residential Tenancies Act (NT). Early communication with our team avoids formal notices and helps protect your tenancy record.
After Hours Emergency Contacts
For genuine after-hours emergencies (urgent repairs that cannot wait until the next business day), please contact the relevant tradesperson directly:
Note: Emergency contacts are for urgent situations only. Non-urgent repairs must be reported through the usual maintenance request process.
